We work quickly and responsively to ensure that each property within an estate is managed in accordance with its lease and this ensures each resident is well placed to enjoy their day-to-day life.
We can take over management of existing blocks or we can work with companies from the inception of their development to create the right framework that ensures their property has a management structure from day one.
We provide regular statements and have a cloud-based reporting function to keep leaseholders and freeholders fully informed on progress within their development.
If you are a freeholder there are duties under statue that you must adhere to relating to the repairs and maintenance of the overall building structure. If you are self-managing a conversion of apartments, we can assist to ensure that you are legally compliant while giving the best day to day experience for residents.
The key functions of our block management service
- Collection of service charge and ground rent
- Execution of strategy and expenditure on behalf of residents and/or the freeholder.
- Annual budget forecasting.
- Preparation of regular income and expenditure reports.
- Authorising invoices and making payments to contractors.
- Organising quotes, negotiating on scope of works and instructing all maintenance works.
- General health and safety and fire risk compliance.
- Assisting with insurance requirements.
- Regular site inspections and reporting thereof.
- Section 20 major works consultations, specifications and tenders before executing such orders.
- 24-hour emergency repair telephone line.
- Issuing formal notices for the commencement of the Annual General Meeting (AGM).
- Taking minutes and circulating copies to members post AGM.
- Maintaining and updating records held at Companies House.

Cloud-based reporting and monitoring
We use a cloud-based platform which enables directors and leaseholders to log in and view relevant information on their development.
Leaseholders can be given access to their individual service charge information and ongoing maintenance tasks – they can even report maintenance requests via the app.
Directors can be given access to financial reporting functions and real time bank account information. As the system is cloud-based users can log in from any device with a web browser.
