Thinking of moving? Christmas Is Coming

No, we are not losing our senses! but in
property terms if you are thinking of selling and want to start the New Year
with a new horizon then now is the time that you need to be listing your house
for sale.
Looking at the data from our last 20 sales,
it is taking an average of 82 days for a property to exchange contracts after
being placed in the hands of solicitors. 
The time changes of course depending if the property is freehold,
leasehold and depends too on whether the buyer is a cash buyer or is getting
mortgage finance, but all things considered you need to allow nearly three
months to get a property from offer agreed to sale complete.
The consideration before you even reach
that stage though is of course, the marketing of the property. 
Properties clearly can have different
levels of marketing exposure and time before finding a buyer.  What we are finding is that properties that
are valued with experience of previous sold comparables and have a clear
marketing strategy are still getting under offer very quickly.
